September 2, 2015, United Properties held its ground breaking ceremony for the first of two buildings in Stapleton’s Enterprise Business Center’s Phase III. The second building will be 157,000 square feet of flex space with a third to be built upon market demand. The 2 million-square-foot Enterprise Business Center (EBC), spans across 100 acres and is situated near Interstate 70 and Havana Street. Following completion, the Class A industrial development will include eight buildings.
Beverage Distributors has pre-leased 500,000 square feet, where it will consolidate its activities that currently utilize three Aurora buildings. As Colorado’s leading distributor of wine, beer, spirits, and other beverages, Beverage Distributors employs more than 600 people and has been in business for over 20 years. 70,000 square feet of the building will encompass Beverage Distributors’ office operations. The new building is scheduled for completion in first quarter 2017. Kevin Kelly, United Properties Vice President, commented, “This is one of the largest industrial leases ever signed in Denver, and in our portfolio of properties” (“Stapleton Industrial Development…”).
Beverage Distributors will join the current EBC tenants including: FedEx, Swire Coca-Cola, Tire Rack, Priority Wire and Cable, Panera, and Aramark. The tenants benefit from close proximity to Interstate 70, Downtown Denver and Denver International Airport. Additionally, Stapleton offers over 55 restaurant options for Beverage Distributors’ employees; some are within walking distance, others are located within in a short 5-10 minute drive. The restaurants and retailers are located in Quebec Square, E. 29th Avenue Town Center, The Shops at Northfield Stapleton and the upcoming Shops at Conservatory Green and the Eastbridge Town Center.
“We welcome this latest decision by United Properties to bring additional new jobs to Stapleton,” Tom Gleason, Vice President of Public Relations for Forest City Stapleton, Inc. (now Brookfield Properties), said. “Stapleton is a convenient and accessible location for commercial development that is 15 minutes from Downtown Denver and 20 minutes from Denver International Airport. With nearly 200 acres available now for office development, Stapleton also offers convenient access to the Central Park Boulevard interchange on I-70 and the new RTD commuter rail station that will open in spring 2016,” Gleason added.
